As we know, a bad tenancy can result in arrears, loss of income and – if anti-social behaviour occurs – potentially affect the reputation of a development.  We have a number of safeguards in place to ensure this doesn’t happen, with robust processes in place for referencing, guarantors, deposits and tenant sign-up appointments.

We collect rent and a deposit in advance, with all customers signing up to direct debit payments as part of their check-in process.  Even with these processes in place, there may still be times when a customer fails to pay their rent and will always take swift action to correct this.

We have in-house income management specialists and a robust process to ensure that we do as much as possible to collect rent in full and on time every month.

Re-letting

We want to ensure minimal timeframes between one tenancy ending and your new tenant occupying your property.  Our work to re-let the property begins during the existing customer’s notice period.

At the pre-termination visit we will clearly set out requirements for leaving the property cleaned and in good repair to enable full return of their deposit.

We will promote the property through Rightmove, our website and social media as well as maintaining an effective database of enquiries for your development to ensure that as soon as a home becomes available we have a suitable tenant lined up to move in.

Reporting

We will provide a monthly report on lettings performance for your development, which can be tailored to meet your needs.

You will also receive a full financial statement each month, clearly setting out rental income, less any fees and agreed costs, and payment of the balance will be paid within five working days of the start of each month.
